Attorney Review

The first step after choosing an offer will be to hire an attorney to review the contract and make any changes necessary. During attorney review, each detail of the contract will be examined to ensure that both parties are entering a fair deal.

HOME INSPECTION & APPRAISAL

The home inspection is an opportunity for the buyer to learn about the condition of your home. As the seller, you may be asked to fix any latent issues or provide a credit to the buyers.

An appraisal is an independent, unbiased estimate of the value of your property. The appraiser is hired by the buyer’s mortgage lender to analyze the property for the purpose of estimating its value. The lender determines whether the property is worth enough to justify or support the loan which is being sought.

Certificates

Each municipality requires sellers to obtain a smoke certificate and a certificate of occupancy for each change of ownership for a property prior to closing. Pricing varies by municipality. We will provide you with all of the information necessary in order to pass these inspections and obtain certificates to get to the closing table.

CLOSING TABLE

The final step will be signing the closing documents with your attorney. The closing date is tentative and may change throughout this process. Closing day marks the end of your home-selling process and the beginning of your new life!
